Array HFS & Donley's Work With Healthcare Client to Develop Industry-Innovating Process Mapping for IPD
BEACHWOOD, OH – Array Healthcare Facilities Solutions and Donley’s, two leaders in the healthcare design and construction industry, led several of the region’s top names in design and construction through a best-practice development forum in response to the industry’s growing interest in Integrated Project Delivery (IPD).
IPD is the next evolution in construction project delivery. It introduces stakeholders earlier in the process and transforms the industry’s culture into a collaborative model that is supported by refreshed contract language and pooled incentive concepts. This delivery model—in which designers, contractors, and owners participate equally in making project-centric decisions—ultimately results in higher-quality projects and reduced industry tension. “The culture of our industry has become so antagonistic and litigious in the past two decades”, notes Array’s President, Carl Davis. “So much of this is attributable to the non-collaborative environment in which we currently operate. Changing this culture is an immense but very necessary challenge that requires going back to the basics—talking and trust.”
To address this change, Array developed several geography-centric teams of professionals in the design, construction, engineering, and specialty fabrication trades dedicated to reengineering the traditional project development process in support of the new technology, cultural perspectives, and interaction intervals that support IPD. The Cleveland session—following successful forums in Philadelphia and Cincinnati—spanned a five-day period, ultimately culminating in group presentations of the reengineered process with a client interested in understanding how the Cleveland design and construction community was embracing this new delivery model.
“We began weeks in advance of the forum with a questionnaire that highlighted potential areas of focus for implementing process improvement”, notes Chris Trotta, AIA, Principal and Vice President, Midwest Region for Array. “The first day included time to establish a baseline familiarity among our team members of the overall IPD concepts and mechanics. Over the next few days, we broke into independent task forces that met via video conferencing and conference calls to dissect the intricacies of each of the major project development phases.”
“The result”, notes Donley’s Executive Vice President, Don Dreier “was a renewed understanding of the natural touchpoints between disciplines that decades of isolated development destroyed. I think we each walked away with a sense of how subtle shifts in our routine can yield significant value to a project”.
The client user group invited to attend the final day’s presentation agreed. Many expressed relief that the industry—and this team in particular—was finally responding to the frustrations long-realized by owners.
“The biggest challenge ahead for us”, noted one participant “is educating the rest of our organization on these benefits and breaking ourselves of old habits. I am convinced that this is a positive step ahead and I look forward to change”.
